Birth of a Dream (2006–2009) – In 2006, planners sketched a bold line across the NCR map — a corridor to link Dwarka, IGI Airport & Gurgaon. The Dwarka Expressway was to decongest NH-48 & redefine mobility.
Land acquisition began, & by 2009 the project entered execution. Optimism was high.
Stalled Years (2011–2016)– Contracts were awarded in 2011. But what looked simple on paper soon became a legal marathon.
Land disputes & encroachments dragged the project into courts.
Farmers, allottees & authorities clashed over titles. Only 14 km progressed in 5 yrs.
Buyers who invested in projects banking on the “coming expressway” were stuck.
NHAI Takes Over (2016–2019)– In 2016, NHAI took charge. The project became NH-248BB, with elevated stretches, cloverleaf junctions, CPR & UER-II links.
By 2019, Union Minister Gadkari laid a fresh stone, signaling a new start.
Road to Completion (2019–2025)- Major contractors — L&T, J Kumar & others — came in. Work picked up.
March 2024: PM Modi inaugurated the Haryana stretch.
August 2025: Delhi stretch opened, linking Shiv Murti to Haryana.
After 2 decades, the 29 km expressway is finally reality.
Real Estate Rollercoaster-
2010s: Builders launched massive projects. Many stalled, buyers stuck.
2020s: Funds like SWAMIH revived projects (e.g., ATS Marigold).
2024–25: Property values surged:
Up 79% in 5 yrs.
From ₹9,434/sq ft in 2020 → ₹18,668/sq ft in 2024.
Sectors 102, 113, 111, 106 = NCR’s hottest.
Some investors tripled their money, others still await delivery.
What It Means Today:-
Transport: Direct alt to NH-48, shorter IGI access, seamless link to UER-II.
Tech: India’s 1st AI-based traffic system installed here.
Urban Growth: Unlocking Gurgaon’s west, drawing corporates, hotels & malls.
Future (2025–2030)
Metro: 15 km elevated line to Cyber City & expressway.
Tunnel: 5 km twin-tube link towards Vasant Kunj.
Realty Surge: 18k+ units launching by 2030, premium homes touching ₹20k/sq ft.
Green Mobility: Wider service lanes, cycle tracks, smart monitoring.
